KLE 104: How To Research Commercial Real-Estate Market Values
Commercial real-estate (including multi-family, offices, warehouses, etc.) is valued differently from residential real-estate: it all relates to rents and square feet!
Just take a look at the spreadsheet excerpt above which represents part of the simple research that I undertake before I purchase ANY commercial property, especially if it is in an area that I am not totally familiar with.
You see, these simple numbers told me all that I needed to know about commercial real-estate values in the suburb that I was thinking of purchasing a property in … in less than half an hour!
